Hackney has seen substantial price growth over the past fifteen years, driven in part by Overground connections that made the City and West End directly accessible without a tube change. Hackney Central, Hackney Downs, London Fields and Dalston Kingsland stations all sit on the East London line, giving buyers connections to Shoreditch High Street, Whitechapel and Highbury and Islington without needing the underground.

London Fields, centred on the park of the same name, is the premium end of E8. Period houses on and around the park can command prices that catch buyers off guard, given the east London postcode. Dalston and Haggerston have Georgian and Victorian terraces with strong Overground access to the City. Stoke Newington (N16) functions more like a village than most of Hackney, with Church Street, the reservoirs and a distinct community character that keeps demand from families consistent year after year.

Homerton and Clapton are more varied. E9 around Homerton has a mixture of Victorian stock, interwar housing and newer developments near the hospital. Lower Clapton has been changing steadily for over a decade. The spread from Homerton to London Fields is a significant price gap within a few miles, and the right lender approach depends on where in the borough you are buying.
