The W8 postcode has large stucco terraces, Victorian mansion blocks, mews houses and garden square properties as its dominant housing stock. High Street Kensington runs through the area and provides District and Circle line access. Kensington Palace and Kensington Gardens sit to the north, which makes the neighbourhood noticeably greener and quieter than most of inner west London.

South Kensington (SW7), to the south, is where the Natural History Museum, the Victoria and Albert Museum and the Science Museum sit within a few streets of each other. Victorian mansion blocks and period conversions make up most of the residential stock there, with strong District, Circle and Piccadilly line connections. Notting Hill (W11), to the north, is a different kind of market: Portobello Road runs through it, the annual Carnival defines it culturally, and the housing mix ranges from relatively modest flats at the northern end to very large period houses on the garden squares. Holland Park, on the western edge of the borough, has large detached and semi-detached Victorian houses and very little turnover.

Property values span a wide range across the Royal Borough. Earl's Court and North Kensington give buyers an entry into the borough at more accessible price points. Holland Park and the garden squares of W8 sit at the other end. That gap matters for mortgage purposes because it means a different lender profile for each part of the area.
