Why Whole-of-Market Access Matters

Lenders are not interchangeable. Two lenders looking at the same applicant can reach different conclusions, because they differ on the things that decide an application.

Those differences include the rates they offer at a given loan-to-value, how they calculate affordability, how they treat different income types such as bonus, commission, dividends or self-employed profit, what property types they will lend on, the loan-to-value bands they price to, their product fees, and their wider lending criteria. Comparing across the market rather than a single lender's range is useful for most borrowers, not only those with unusual circumstances.

vs Online-Only Brokers

Online platforms offer quick applications and often charge no broker fee, with much of the process handled by you through an app or web form. The differences are mainly in service model: how much adviser contact you get, whether you deal with the same person throughout, and how the application is managed if something needs explaining to a lender, for example self-employed income, adverse credit, an unusual property, or an application declined elsewhere. Some online brokers handle these well.

vs Fee-Free Brokers

Fee-free brokers such as London & Country charge nothing to the client and are paid by lender procuration fees of roughly 0.35 to 0.40% of the loan. That is a legitimate model that works well for many customers. Woodhall discloses both its flat fee and commission transparently, so you see the full cost.

vs Going Direct to a Bank

A bank provides restricted advice and can only recommend its own products. A whole-of-market broker compares multiple lenders, which helps if your circumstances do not fit one lender's criteria. A broker cannot guarantee acceptance.

vs National Broker Networks

Networks offer convenience and brand familiarity, though service can vary between advisers. As a whole-of-market broker, Woodhall has no sales targets and no preferred-lender pressure, and provides continuity through one adviser. Many networks are FCA-regulated and highly professional.

Comparing the total cost, not just the fee

A broker fee is only one part of what a mortgage costs you. The interest rate, the lender's own product or arrangement fee, valuation and legal costs, and the length of the deal all affect the total, often by considerably more than the broker fee does. Two brokers charging differently can arrange the same product at the same rate, and two brokers charging the same can arrange very different ones, because the rate you are offered depends on your circumstances and the lender's criteria rather than on how your broker is paid.
