Moving Home is A Big Decision

Life is full of changes and one day you may want to move home. From making an offer and exchanging contracts, to completion and moving in; it’s important you get good advice.

There are many things to think about when moving to a new home, from calculating how much you can borrow, arranging viewings, making an offer, to exchanging contracts and moving in. Our advisors will chat with you to find the right mortgage for your circumstances, and give you expert advice every step of the way.

There are many thousands of mortgage products out there. Let us help you find you the best deal.

As a mortgage is secured against your home, it could be repossessed if you do not keep up the mortgage repayments.

The Buying Home Process

1) Work out a budget for your new home

This includes finding out the current value of your existing home and how much you can borrow. Your credit score, incomings and outgoings play an important role in calculating affordability.

2) Find your dream property and make an offer

Where do you wish move to? How many bedrooms would you like? Do you want a garden, a garage, access to a local school? Once you’ve found your perfect home it’s time to make an offer.

3) Arrange your new mortgage

Tell us when you’ve made an offer and we’ll find you the best deal we can. You’ll need to appoint a solicitor to look after the sale of your current home in addition to the purchase of your new one. We will need his or her details to continue.

4) Surveys and contracts

A survey is usually carried out by the lender for peace of mind. This is usually paid for up front by the borrower. If the results are satisfactory to all then a Contract for Sale can proceed. It agrees a price and completion date.

5) Selling your home

Don’t forget that selling your existing property may take some time. Are you planning to buy then sell or sell then buy? You may have to rent before moving into your new property or take out a Bridging Loan.

6) Completion and moving in

Just before completion your solicitor must formally request the loan funds from your lender. Once this is achieved it’s a matter of picking up your new keys and moving to your new home!

7) Get the keys!

Pick the keys up and the house is yours!! If you require any help with Gas & Electric or any other aspects of moving let your advisor know but the house is yours.

F.A.Q.s of people wanting a mortgage to move homes

A minimum of 5% deposit is required although if you can afford more this paves the way for a cheaper mortgage. Don’t forget there are also conveyancing and valuation fees, Stamp Duty Land Tax and Land Registry fees to consider.
