Where do you wish move to? How many bedrooms would you like? Do you want a garden, a garage, access to a local school? Once you’ve found your perfect home it’s time to make an offer.
Tell us when you’ve made an offer and we’ll find you the best deal we can. You’ll need to appoint a solicitor to look after the sale of your current home in addition to the purchase of your new one. We will need his or her details to continue.
A survey is usually carried out by the lender for peace of mind. This is usually paid for up front by the borrower. If the results are satisfactory to all then a Contract for Sale can proceed. It agrees a price and completion date.
Don’t forget that selling your existing property may take some time. Are you planning to buy then sell or sell then buy? You may have to rent before moving into your new property or take out a Bridging Loan.
Just before completion your solicitor must formally request the loan funds from your lender. Once this is achieved it’s a matter of picking up your new keys and moving to your new home!

A minimum of 5% deposit is required although if you can afford more this paves the way for a cheaper mortgage. Don’t forget there are also conveyancing and valuation fees, Stamp Duty Land Tax and Land Registry fees to consider.
